Ideal requirements of a furnished student rental property

The following points are desirable qualities for a furnished let property. The more attributes your property possesses the better its rental potential

• Close to the city centre or centres of Acadmic learning
• Designated parking space or non-restricted street parking
• If the property is not in the centre ideally it would be in a quiet residential area
• A good view from the windows or attractive exterior to the building
• Good access to transport routes
• Good access to local shops, bars and restaurants
• Well-maintained communal areas (where applicable)
• Well-maintained garden or Outdoor courtyard area with seating
• Good quality external and internal decoration
• Clean, good quality carpet and flooring throughout
• Clean, good quality curtains and/or blinds
• Efficient central heating and good water pressure
• Good quality fully fitted kitchen with plenty of cupboard storage, microwave, dishwasher, washing machine, tumble dryer, oven with hob, fridge and freezer compartment.
• Good quality bathroom with tiled floor, separate shower cubicle with power shower or bath with integral shower and glass screen (not curtain)
• En-suite second bathroom for two bedroom and larger properties
• Good quality dining table and chairs with seating for full occupancy, plus two guests
• Comfortable seating including sofa-bed and additional sofa in two bedroom or larger properties
• Coffee table, desk area, bookshelves and pictures
• Good lighting giving the property warm welcoming appearance
• Good quality white china, glassware and stainless steel cutlery (all dishwasher safe)
• Good quality spacious beds with sprung mattresses (comfortable beds are essential), bedside table and lamps
• Plenty of wardrobe and cupboard storage space
• Utility cupboard with iron, ironing board, vacuum cleaner, drying/ironing rack.
• Telephone, preferably with broadband/ADSL connection
